KeyTask was founded in 2002. Since then, we have delivered hotel and hospitality projects for our clients all over the world.

Mark Leonard, MCIOB – Managing Director
Mark is a chartered construction manager and is responsible for delivering project and programme management commissions, driving client strategy and leading the KeyTask team.
Mark has a wealth of experience delivering major project and programme management commissions in the UK and internationally in the capacity of programme manager, project manager, employer’s agent and lead technical advisor.
He is a natural leader. Client references endorse his track record in project delivery and he has built a reputation for consistently exceeding expectations.
Colin Bromham – Associate Director
Colin joined KeyTask in 2003 after graduating with a BSc in Land Management from the University of Portsmouth, and has a wealth of hospitality experience.
He has delivered a variety of projects throughout the UK and in Morocco, from budget hotels to 5* luxury properties. Project examples include Kasbah Tamadot in Morocco and Andaz Liverpool Street.
Mark Wickenden, MRICS – Associate Director
Mark is a highly experienced, chartered quantity surveyor with 20 years’ experience across several sectors.
Having worked for both consultants and contractors in the UK, Tanzania and Qatar, Mark has developed key skills in focused commercial management, cost estimating, supply chain management and project cost control.
Mark’s experience of working with client and consultant teams from around the world has equipped him with the skills to provide clear, effective and timely advice to help facilitate and manage the delivery of complex construction works.
Matt Gunkel – Associate Director
Matt has over 18 years’ experience in the hospitality sector, initially working in development finance for new build hotels before moving into project management.
Matt’s experience, which includes projects throughout the UK and Europe, from budget hotels to 5* luxury properties, allows him to provide clear advice and management of the project through each stage of the journey.
Richard Heptonstall, MRICS – Senior Quantity Surveyor
Richard is a highly experienced chartered quantity surveyor covering all aspects of project co-ordination, quantity surveying and cost consultancy for major hotel and commercial clients.
Richard graduated with a BSc (Hons) in Quantity Surveying Consultancy from Kingston University in 2011, having obtained a HND in Quantity Surveying from Southampton Solent University in 2008.
Richard has a tremendously strong technical skill set from his experience as contractor side quantity surveyor and his previous career as a carpenter. These experiences give Richard an advantage when interrogating tenders and negotiating final accounts.
Michael Farrell – Project Manager
Since graduating with a BA (Hons) in Construction Management and Economics from Curtin University in Perth, Australia in 2014, Michael has delivered projects in both Australia and the UK, initially working contractor side before moving into consultancy.
Michael has delivered a wide range of projects in hotels and restaurants since joining KeyTask, including the full refurbishment of Holiday Inn Birmingham Airport.
Aashika Dutt – Assistant Project Manager
Aashika graduated with a Bachelor degree (1st class) in civil engineering from the BMS College of Engineering in Bangalore in 2017. She then worked for the major Indian contractor Shapoorji Pallonji as a quantity surveyor. Her experience includes a new-build high-rise luxury residential development and other projects. She completed the MSc in Construction Cost Management at the University of Reading in 2021.
Chad Murrin – Non-executive Director
Chad graduated in law at Cambridge University and then qualified as a barrister. He worked for the private equity and venture capital group 3i from 1986-2004. Since then he has worked as a Non-executive Director and consultant. He is a Non-executive Director of EW Beard (Holdings) Limited (£160 million turnover building contractor) and other companies. He has also overseen six hotel development projects in the UK on behalf of investors.
Ian Oram, FRICS – Founder & Consultant
Ian has degrees in Quantity Surveying and Project Management. He was a senior Director of a multi-disciplinary consultancy in South Africa and moved to the UK in 1990. He was a Director of Malmaison and MyHotels and a Vice-President at Rezidor Hotels, before setting up KeyTask in 2003.
Ian retired as full-time Managing Director of KeyTask at the beginning of 2020 but continues to act as a consultant to the business and mentor to the team.
